APPLICATION FOR BUILDING REGULATIONS APPROVAL  There are two methods of applying for Building Regulations approval. Either:

FULL PLANS APPROVAL Which is a formal Building Regulations application involving the submission of detailed plans, specifications, calculations and other supporting details

OR

BUILDING NOTICE APPLICATION  Which is a less formal Building Regulations application more suitable for small works.

There is clearly a flexible approach to compliance with the Building Regulations to allow innovative design and variation of circumstances in each building.

COMPLETION CERTIFICATE  Certifies that the Local Authority is satisfied that the works have been completed within the terms of the Building Regulations. Due to the nature of the Building Regulations, it is important to ensure that the local authority is given the opportunity to inspect the works as they are progressing.

ALWAYS GET PERMISSION FIRST  It is essential that you get the formal written planning permission and Building Regulations approval first before you carry out any works. Bear in mind that the local planning authority does have the right to force you to put things right and/or to remove any unauthorised works if you do not follow the Building Regulations
